The Bright Valuation Promise

As you are about to start the process of buying a home, we are sure that you will have probably looked at all the costs involved. Whilst we hope that your purchase goes through to completion without any hitches, there are however occasions where things do not go completely to plan.

As a property buyer, you face the possibility of finding yourself out of pocket due to survey fees you may have paid the lender if your purchase falls through.

Now thanks to Bright Mortgage Advice's Valuation Promise, should the worse happen, you can reclaim up to £400.00 towards a basic valuation if your home purchase does not complete.

Our Valuation Promise has been designed specifically to protect you in the event of the following unexpected circumstances:

  • Gazumping - Where the Vendor withdraws from the sale due to receiving a higher offer from a third party.
  • Vendor (seller) withdrawal - for any reason other than unreasonable conduct or delay on your part.
  • Adverse valuation - Where the mortgage lender values the property at more than 5% below the agreed purchase price, or if works are needed to be completed on the property, which will cost more than 5% of the purchase price.

How does the Valuation Promise work?

If you are purchasing a property in England or Wales and are arranging your mortgage through Bright Mortgage Advice Ltd, the Valuation Promise is valid for three months from the date your mortgage application is submitted on a specific property. Should your purchase fall through due to one of the reasons listed above, and your claim is validated, we will send you a voucher for up to £400 towards a basic valuation fee. We will only issue you one voucher.

You will then have up to six months to redeem your voucher and you must submit a new mortgage application on a subsequent house purchase through the same Bright Mortgage Advice Adviser, within six months of the voucher being issued. We will then refund the cost of the basic valuation (to a maximum of £400.00) on your new purchase, once the mortgage has completed.
